Tenant Fees
Holding fee - Equivalent of one weeks rent
This fee will be used as part rent once initial reference checks have passed and the tenancy proceeds. The holding fee charge is Non-refundable if the tenant withdraws or fails references due to incorrect information on application or undeclared CCJ’s . Both parties must be ready to proceed within 15 calendar days of the deposit being placed.
Referencing checks confirm identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess suitability
Security Deposit of 5 weeks rent (6 if annual rent above £50,000)
To cover the risk of property damage, tenancy breach. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy depending on any dilapidations
Payment on variation, assignment or novation of a tenancy £60.00 (incVAT)
Payment on termination of a tenancy. Landlords and letting agents can require a tenant to make a payment for an early termination (surrender) of the tenancy agreement at the tenant’s request.
NB: The payment cannot exceed the loss suffered by the landlord or reasonable costs incurred by the letting agent.
Payments in respect of Council Tax, Utilities, Broadband
Late Payment of rent 3% above Bank of England base rate raised when rent has been outstanding for 14 days
